Total Turnover Solutions is owned and managed by its directors. The management team has a wealth of experience and expertise across property, retail and airport businesses. We come from a client background and therefore understand immediately the flexible approach demanded by clients in an ever challenging and changing business environment. Dan is an experienced and commercially astute asset manager and developer, with a proven track record of delivering complex and successful retail/outlet/leisure and mixed uses schemes.

A Chartered Surveyor with 30 years’ experience of retail and leisure property. Following 10 years working in surveying consultancy/agency and, as a developer manager for a leading listed property company, Dan co-founded Realm in 2001.

Realm is an award winning, progressive retail asset management company with a reputation for integrity and delivering results for its client/ brand partners. Through its successful management of a portfolio of outlet shopping centres for more than 20 years, Realm has been a leading exponent of the turnover lease rent model.

Dan is Co-Founder and Development Director of Total Turnover Solutions (TTS), a 50:50 JV with Realm, that focuses on the (post Covid-19) asset management of shopping centres using revenue orientated leases.

He has responsibility for all new development and asset management initiatives requiring capital expenditure and project management with the schemes under Realm’s/TTS management.

Dan enjoys leading teams of colleagues/external consultants and building excellent stakeholder relationships to deliver high quality and value adding projects for Clients and their investors. Recently demonstrated by Revo Gold Award for the transformational refurbishment of Livingston Designer Outlet.

He is a Member of the RICS and Revo and is a contributor to industry discussions about how the outlet lease and operating model can be successfully introduced into shopping centres and other retail assets.

Christine Grace

Co-Founder & Leasing Director

Chris is a highly skilled, experienced leasing professional, with a track record of securing some of the most desirable national, international and premium brands to take space within successful retail/outlet/leisure and mixed uses schemes.

Christine has nearly 30 year’s experience as a chartered surveyor and joined Realm in 2004 and was promoted to Leasing Director in 2007.

A specialist in the negotiation and agreement of turnover rent leases, Chris has played a vital role in securing many anchor lettings for schemes, including Gap, Nike, Next, M&S and Superdry, with some names entering the outlet sector for the first time in the UK such as Hollister, Gilly Hicks and H&M. In addition Chris has enabled new build schemes and destinations to open with as strong a line up as possible through a determined and experienced approach.

Existing centres Chris has worked on have been elevated though some turnkey lettings to the sports, ath-leisure, beauty and designer wear brands including L’Oreal, Molton Brown, Under Armour, Champion, Tommy Hilfiger, Calvin Klein, Hugo Boss and Guess. Occupier growth has also been successfully gained

Chris leads one of the most experienced leasing teams working with turnover leases in the UK and has and enviable black book of contacts and retail and leisure property professionals.

Mark Philipson

Co-Founder & Investment Director

Mark is a chartered surveyor who has specialised in the retail property sector for over 30 years.

A Consultant to the Retail Group at Colliers International, Mark was formerly Head of Retail at Colliers International (running a team of 70 fee earners conducting over 1,000 transactions per annum) and previously Managing Partner of Briant Champion Long, which he joined in 1990 to create its Retail Agency and Investment divisions. BCL was acquired by Colliers in 2014.

In addition to leading the UK Retail Group, Mark specialised in the investment sector having advised on more than £700m of retail acquisitions, disposals and development forward fundings for a wide range of private, public and institutional investors. His clients included Aviva Investors, Church Commissioners, DTZ IM, DixonsCarphone, Jigsaw, iSmash, Palmer Capital, SKY, TalkTalk, together with a number of ultra-high net-worth individuals.

In January 2020, Mark founded investment and asset management vehicle Eccleston Capital and co-founded Quadrant Repurpose, a 50:50 joint venture with Quadrant Estates that breathes new life into struggling department stores. It is the first specialist venture solely aimed at repurposing redundant department stores across the UK.

In September 2020 Mark launched Total Turnover Solutions (TTS), a 50:50 JV with Realm, that focuses on the (post Covid-19) asset management of shopping centres using revenue orientated leases.

Mark is a member of the RICS, former Chairman of the Shop Agent’s Society, and also a member of Accessible Retail.

Mark Watts

Co-Founder & Finance Director

Mark qualified as a Chartered Accountant in having trained with PwC and is the Finance Director and Co-Founder of TTS.

Mark qualified as a Chartered Accountant in 1998 having trained with PricewaterhouseCoopers. Prior to joining Realm in 2002, Mark was Financial Controller for Bristol Airport and played a key role in the capital development programme and restructuring of the business, from local authority control into the private sector.

At Realm, Mark manages a team of fourteen, responsible for the financial management and compliance of properties including Business Planning and performance analysis. Mark also oversees the financial appraisal and projections for new asset acquisitions and development projects, which often include specialist structuring and leverage.
